How long is my planning application valid for?

Validity is stated in the approval letter and it is usually three years from the date the letter has been issued. If you have not started work within that timeframe, it is likely that you will need to reapply.

How long is my building control application valid for?

Usually (as stated in the letter) all Building Control applications are valid for three years from the date deposit (Building Notice) OR Approved (Full Plans Application). If you have not started work within that timeframe, it is likely that you will need to reapply.

How long does the planning application process take?

The planning application process usually takes 6-8 weeks. Sometimes, an extension of time may be requested for the planning officer to make a decision.

How long does the building control application process take?

Construction works can begin after a building notice application has been issued. The notice will be valid for three years. Alternatively, a full plans application can be applied and will take 6-8 weeks for approval. After the application is approved, building works can begin.

I’m not sure if my property has permitted development rights/planning restrictions or if my property is within a conservation/designated area.

We suggest to check the paperwork that came with purchasing the freehold/leasehold of your property. Alternatively, if you are still in contact with your solicitor, they may be able to confirm this. Otherwise, we are happy to take the burden off your hands and find out for you.
